Thought Id start this one going because its rather dead on this board at the moment and I suppose all my usual muckers are either at the Stella tennis event watching Dim Tim (lose again) or at Henly Regatta eating cucumber sandwiches (they wish,...NOT).

Anyway please feel free to just talk to yourself blast away and let it go on any company or subject you wish. Just wish Id thought of this one before.

gov to allow first time buyers to buy new property well we all no that new property is over valued and worth only 85% of the new valueso the first time buys will soon be in neg . and we all no you can not sell them on .flats are two a penny no one once them .
the gov are leading them down the road to debt .and we have still not got out of the last failures re are still in recession and thousands more to lose there jobs and those that are working are working for M/W

Many first time buyers are paying much more than the interest for rent. They afford to buy, but do not have the initial downpayment to pay.

Your assumption is based on falling house prices further, which is not necessarily correct. House prices in Asia is much higher than here. Population in many of those countries are exploding so the demand in the world is rising fast. The demand in the UK has been high for a year or so, but money has not been available.

Companies which produce something or install them (service industry) are making money like never before. Check BBY, Glen, XTA, oil companies, high tech ones like Apple, Microsoft, telecom, etc. They are doing great, much better than expected.

many of them started to increase salaries, overtime payment etc.

They offer initial guarantee of 5.5% to buy a house. There is no restriction.
If buyer is interested in those apartments, it is OK. Some people may like them.

Yes, I also love houses with garden. But that's my opinion.

What you say about the housing sector of economy and the companies is right at the moment.

However, I think that there may be a serious down turn in the housing market (even in London with its artificially inflated prices).

Reasons,

1) higher unemployment over the coming months (6-12+) (the figures are being massaged at the moment by counting into the figures part employment)
2) True drop in "disposable" dropping
3) threat of increasing mortgage rates.
4) lack of mobility on the labour market and drop of participants in the housing market.
5) distrust of government policies.
6) fear of debt financing.
Etc.

COmpanies are gaining out of the recession. Low interest and low growth when there is virtually little competition is good for them.

There are a few more reasons for expecting "more doom" when thinking about the future of the housing market medium term, but I am not sure how it will play out.

1) Students after getting their degrees and taking up employment start to consider buying a property.

2) Those leaving university or equivalent will probably have debt levels of above £50,000 unless bailed out by mummies and daddies.

3) Trying to accumulate a deposit for such is going to increasingly difficult for them.

4) Unless they live with mummy and daddy, renting accommodation will eat into their ability to accumulate funds.

5) Although inflation is controlled at the moment, I think there are signs of it maybe rising on "household" and "essential" goods and the therefore expectations of increasing "borrowing" rates.

I think you are too negative. Many companies in Germany and UK cannot find skilled workers to do the job. Check the job sites.

Money from parents have always helped children and will continue to be a free source of money for them.

Aren't you happy to help your child? The same for everyone else.

BTW, we do not need a U turn, and rate rise as a consequence. The slower the recovery the better for companies.

US started to recover, Europe will start as the weather gets warmer. UK will do well due to Olympic games.Asia has been enjoying a good ride, slower growth is good as it prevents oil price to jump.

I have been able, due to good luck, fortune and caring parents, been able to help my children and my grandchildren.

My wife's commitment to them has been and is greater than mine.

However, the most important gift to them has been good health, decent education and help to travel.

Money from parents have helped some from various sections of society, not all. Some parents haven't the finances to do so.

With the increasing "responsibility" and soaring costs of welfare in old age the ability to help children will be diminished for many.

Hays, earlier remark of "excellent" when stating that Libs will support NHS changes may be short termed view.

Slower recovery, from what. A deeper recession than necessary.

Good for companies, rubbish.

I suppose it is becoming fashionable to discount the unemployed, their families and the effects that unemployment has on social morality.

But it is on their previous work and future work, of some of those do/did enable the others flourish.

You can't have an successful industry, without employees who spend their money with that of others in the economy to support it.
