Thought Id start this one going because its rather dead on this board at the moment and I suppose all my usual muckers are either at the Stella tennis event watching Dim Tim (lose again) or at Henly Regatta eating cucumber sandwiches (they wish,...NOT).
Anyway please feel free to just talk to yourself blast away and let it go on any company or subject you wish. Just wish Id thought of this one before.

by the way, as a landlord, you cannot stroll into your tenant's flat just because you feel like it ...... they have a right to "peaceful enjoyment", or at least i think that's the right term

A landlord can conduct regular property inspections to ensure that the lease agreement is being met and that the property is being kept in a reasonable state. These can’t be carried out more than once every four weeks.
Inspections also give you an opportunity to point out any maintenance required and to raise any other questions you might have. It is always recommended that you give the landlord a written request for repairs or maintenance, even if you have already spoken to the landlord about them.
The landlord must give written notice 7-14 days before the inspection.
Mind you it does not show a lot of trust from the landlord to the tenant.

Can't really help dc but a suggestion is to go into history - I hope someone else with more knowledge can give you better advice. Thanks for the above. I am sure I would not be renting a house out without checking on it!!!! One would have a good idea by looking at the state of the outside, letter lone the inside

Thanks 3m. Just purchased our local newspaper called the observer - How sad to see a store close in Bishops Stortford called Tissimans menswear. The store began trading in 1601, when Queen Elizabeth 1 was on the throne. The store is the oldest of its kind in the world. The recession has finally defeated the towns oldest business.
The internet has also played a part and the changing attitude to male fashion.
Another empty shop in the high street .

Tissimans was established in 1601 as a tailor, draper and undertaker, in the historic building opposite St. Michael's Church in Bishop's Stortford.
Being amongst the oldest standing businesses in the world, tissimans was originally founded by "Slaters" in 1601. It is hard to tell when the name changed to Tissimans but the earliest evidence of tissimans was in the late 1800's in an old ledger book. To date Tissimans has claim to being the oldest mens clothing establishment in the world.
Part of the premises dates from about 1360, with modern additions around 1545. The shop still has lots of traditional features whilst surrounded by top quality modern and classic garments.
To add to its history, Tissimans has even provided liveries, the fitting of entire staff with tailor made uniforms, to Sandringham House and Windsor Castle.

How sad is that? We will have nothing left of tradition soon. However have a good rest of the evening. Our local town is the pits - beautiful buildings gone - full of charity shops - banks and building societies and apparatly they are going to close the maket, we will see. Nite nite.

Very sad 3m. A huge store called pearsons was founded in 1903 only shut in August last year. The high street will soon be opticians, coffee shops and banks. Good night 3m.

A lot of MAM users have other usernames on ADVFN. One of the reasons is that there is a large number of MAM users that were banned by ADVFN when MAM started up. I won't bother to list them. I am sure goldfinger does not filter anyone really. I have always thought filtering people was a sign of a weak mind as it is quite simple to ignore people if that is what is required. I seem to have rattled his cage anyway. Some people seem to have forgotten that these BBs are for amusement.

But the squelch button is useful, and speeds up scanning of postings by avoiding the postings of those who seem to have the need to be deliberately grossly or crudely abusive.
True, one can read and ignore the abuse, but the temptation is to rebut false, or what one thinks false “assertions”, but doing so just feeds the needs of the perpetrators and increase the level of abuse and is a “waste of time”.
It is interests me that many of this “type” of poster, often show the need to “gang” with others, like bully boys, or girls in the playground. Doing so seemingly gives themselves and their opinions an unjustified validity.
(I am happy for them do continue to post, as it may prevent them from doing worse.)
