interestingly, though one may ask with some surprise how "none of those arrested is a serving or former MP or member of the government"

LOL, in insist that they have housing benefit paid direct to me. Still have that here but its coming to an end I think.

Prevention is better than cure I always ask for 2 references and do check them out to make sure they are not fradulent.

I always ask for a GPs ref if they cant get one I dont entertain them. I accept DSS and never had a problem.

Worst case was a group of 3 students, took the whole Central heating system out plus the boiler, good job ive got 'landlord Insurance'......hope you have, mind I have 24 houses now, I guess for just one who you know its not cost effective.

There's not a lot you can do, other than to just go by the rules and guidelines in the 'debt collecting book'.

What we have generally done is to check out the tenants thoroughly beforehand, give them very neat, clean and tidy properties, with everything in order and working properly. Then we weren't so scared as to whether the property would let or not and could always be more selective as to who we chose to be a tenant.

Oh, I nearly forgot. After only ever using one to start with (only the once) we never used any agents. We utterly believed we could do a far better job ourselves.

my tenants pay me by standing order and as you mentioned, i know them and the parents of one of them so risk is minimal

i happen to know my property is kept well, but i'm sure that all too often you are left with dilaps that are not remotely covered by the 6-week rental deposit

my "posh" rental property is another matter and damn glad i am too ...... my first tenants were a couple of girls in mid/late 20s from very wealthy families, but what a mess they left!
Fortunately the deposit was sufficiently large to cover all the necessary work to put the place back in A1 condition

I never collect a bond. If its been covered by the DSS its a farce trying to get it back.

I just ask for a week up front.

Im covered by my insurance, it is expensive but worth it.

Anyway the councils of Britain have a mandatory right to find a homeless family with children a house to stay in overnight. (thats the law)

You do know what happens dont you.......they are put up in high costing Hotel Rooms for days on end at the tax payers expense.

For the third time today IDS should make payment of housing benefit direct to the landlord to avoid this happening in a lot of cases.

Most certainly. A single person doesnt have to be housed but a family with children do.

People dont make themselves homeless anyway, they get themselves into a rut and cant find a way out.

i knew that if a youngster is booted out from home, especially with a child, then the council had an obligation, but am quite surprised that is so if you "design" your own eviction ..... along the lines of "designing" your own dismissal from a job

School amazed as letter goes global

A headteacher has said she is "amazed" that her letter to pupils telling them not to worry about exam results has gone round the world.

Rachel Tomlinson wrote to children at Barrowford Primary School in Nelson, Lancashire: "The scores you get will tell you something, but they will not tell you everything."

The letter, jointly written by Mrs Tomlinson and Year 6 teacher Amy Birkett, was handed to pupils who received their Key Stage 2 results - the school's best ever.

It read: "Please find enclosed your end of KS2 results. We are very proud of you as you demonstrated huge amounts of commitment and tried your very best during this tricky week.

"However, we are concerned that these tests do not always assess all of what it is that makes each of you special and unique. The people who create these tests and score them do not know each of you the way your teachers do, the way I hope to, and certainly not the way your families do.

"They do not know that many of you speak two languages. They do not know that you can play a musical instrument or that you can dance or paint a picture. They do not know that your friends count on you to be there for them or that your laughter can brighten the dreariest day.

"They do not know that you write poetry or songs, play or participate in sports, wonder about the future, or that sometimes you take care of your little brother or sister after school. They do not know that you have travelled to a really neat place or that you know how to tell a great story or that you really love spending time with special family members and friends.

"They do not know that you can be trustworthy, kind or thoughtful, and that you try, every day, to be your very best… the scores you get will tell you something, but they will not tell you everything.

"So enjoy your results and be very proud of these but remember there are many ways of being smart."

Mrs Tomlinson told BBC Radio 4's Woman's Hour: "We are amazed at the furore it has caused actually overnight.

"Many of our parents and children have just accepted it as normal because that is how we are normally with our children. We celebrate every bit of them.

"The value of education cannot be denied but I think we need to celebrate more than that."

A message on the school's Twitter page read: "Wow. There are posts all over the world about this letter!! All we did was remind our Y6 how amazing they are!!! "
