Planestation (Ex Wiggins Group plc) (PTG)

Time now for all us Wiggins watchers to move with the times and start using Planestation, the new company identity. The name Wiggins Group plc has now disappeared from the database at Companies House and Planestation is now listed on the LSE website.

So fellow travellers, forget Wiggins, the name of the game is now PLANESTATION. Lets hope it goes like an express train.

Could be down to the very large % short term gains that are in the stock. I am one of the guilty ones, took a 53% gain in 5 weeks. Now looking for a further drop to re-enter (selfish) If I do not get a lower price I will buy in when a little more is known about the future of PTG and the price starts to climb on well founded prospects.

Bound to be some profit taking around. Should expect results first week in July (7th/8th I believe according to Edmund Jackson). Hopefully will get more details on the LFG deal and clarification of current strategy.

Looking at the chart, I feel we are in for a drop to 6p,this will no doubt happen as the m/m's prob. have bigger buys linning up for the future, personally think there's no stopping the progress now,only the time lost developing Manston, to its full potential...IMHO

Holding onto mine for now, although should take a chance,sell and come in lower, but who knows what that turning point is at.? could get left out in the cold, we can always average down again I suppose, not quite at break-even yet.

REVISED PLANS SUBMITTED FOR STATE-OF-THE-ART LONDON CITY RACECOURSE SCHEME

PlaneStation Group has submitted a new planning application to the London
Borough of Redbridge for its Foster & Partners designed London City Racecourse
development at Fairlop Waters, Barkingside. The proposals envisage a
state-of-the-art scheme featuring amenities which will benefit the whole
community.

The latest plans address all of the issues which resulted in the previous scheme
being declined by the Secretary of State, in particular concerns over the scale
of the grandstand and ancillary buildings, while still providing a flagship
international standard, all-weather horse racing circuit.

The new grandstand design is substantially reduced in scale, with a capacity of
8,500 compared with 20,000 previously, and will also accommodate a children's
playcentre and restaurant, both of which will be run independently of the
racecourse. Two additional buildings included in the original plans have been
removed altogether.

Other elements of the proposed scheme include a habitat management plan, the
enhancement and future management of the country park including improved public
access which will ensure its lasting benefit for the local community. The scheme
will incorporate sustainable ecological engineering to save energy and conserve
water.

Nigel Miles, head of group property at PlaneStation, says: 'We have gone back to
the drawing board to provide a comprehensively improved scheme which will bring
new investment and first class facilities to the local community, in addition to
providing a flagship racecourse for the British racing industry'.
'We have taken a holistic approach to sustainable design, providing a scheme
which is both visually stunning and sympathetic to its local surroundings and we
are confident this will be recognised favourably by the local authority'

The original proposal to redevelop the 345 acre (125 ha) former landfill site as
a racecourse was declined following a public inquiry by the Secretary of State
in July 2002. Although it was accepted that Fairlop Waters is a suitable
location for a racecourse, the core reason for the refusal was the scale of the
grandstand and the impact it would have on the Green Belt.

From my understanding of the racecourse application process,

The original application was denied on several grounds (this application was denied at the highest level by none other than Mr Prescott).
The main reason that the application was denied is reported to be that the original grandstand was deemed to be too big.

Since the original plan was denied PTG have published revised plans on the company website, detailing the revisions they made at this time to those original plans.
PTG have subsequently been canvassing local opinion, (to do this I presumed they presented their revised plans to local residents).

Before presenting the revisied plans to the local residents PTG did seek approval from Redbridge council to canvass this opinion.

Redbridge council did allow PTG to proceed with the canvass.

The newest revision of the plans have now been submitted to the council and have been reported by PTG to have been amended (via the RNS).

Further (and also in my opinion),
The horseracing industry have been reported as supporting LCR.

Mr May has been in the the hot seat since the approval to canvass local opinion was granted.Therefore by allowing the company to progress to a new planning application for a racecourse suggests that Mr May supports this venture.

It would make sense to submit plans that take into account the original reasons for denying the first application which at the same time also take account of the local opinion for future use of the site thereby improving the possibility of acceptance of the plans.

Lady Delves-Broughton has resigned from the board, her experience/insight to the horseracing industry was I believe the main reason for her appointment.
I belive that she was very much involved in gaining Industry approval for Fairlop to be developed as a racecourse.
However, her departure has obviously not signalled the ending of the project.
(I was pleased to see that the company officially thanked the Lady for her contributions during her term on the board - especially as she is reported as contributing her PTG salary to charity).

So where now?
If the reasons for the initial refusal have been addressed and local opinion has been included in the new plans for LCR then I think there is very good reason to be hopeful for acceptance of the new plans.
There has been a slight increase in the share price today.
Perhaps the open market is also feeling hopeful.!!??

There are plans to put a Racecourse at Essex showground in Chelmsford would this put a spanner in the works for PTG as Chelmsford is not that far away form Fairlop Waters.

Great Leighs is about half way between Chelmsford and Braintree. This is approx 30 miles further out from london than fairlop. Personally i dont think this is located well enough to attract the london market fairlop is aiming for.

Its about time they done something with Fairlop Waters I have been there and found it quite a boring place, more so when Hainaut Forest is just up the road and a much better afternoon out when you have children.

To me its an excellent location and there are plenty of things they could use it for if the horse racing approach doesnt work. However, as a horseracing goer who used to live 25 mins from it (Cheshunt in Herts) I feel this would have a great chance of being a successful venture as North of London there isnt a course within easy reach of a lot of people.

Surely one of the more appealing points about Fairlop for a racing location is that it is on the tube network, 45 minutes from Victoria. Must be great plus to be only 500 metres from the nearest station.
