TERRACE HILL IS LOOKING GOOD.T/O UP FROM 4.8M TO 13.9M P/T PROFIT UP FROM 1.89M TO 2.54M 4WK PRICE UP FROM 21.7 TO 25.5 N.A.V.27.7 ADD TO THIS THEY HAVE SOLD A PROPERTY SINCE YEAR END FOR 8.6M WHICH WAS ON THE BOOKS AT 6.8M. I STARTED BUYING AT 18.5P.WITH FURTHER BUYS AT 19.5P/23P AND LAST WEEK AT 26.5P. THEY APPEAR TO HAVE A STRONG MANAGEMENT TEAM,WHICH I HOPE WILL LEAD TO FURTHER GAINS.

Here is one to look at as a growth stock for coming months . Seymour Pearce gave price target of 35p a week ago. Since then couple of announcements after the interims ..i copy below some recent RNS for reading .I hold some.

CHAIRMAN'S STATEMENT
I am pleased to present the Group's Unaudited Accounts for the six months to 30
April 2004 and my Report on that half year.
Results
The results show substantial progress in our target of growing Net Asset Value
per share, which was up from 30.22p at 31 October 2003 to 35.07p at 30 April
2004, an increase of 16%.
The balance sheet shows that since 31 October 2003 the Group's Net Asset Value,
after allowing for minority interests, has risen from 46.532 million to 65.518
million, an increase of 18.986 million or 40.80%.
Of the increase in value, the two major factors were revaluation of investment
properties (9.737 million) and a placing with institutional shareholders
(8.128 million net of costs). This placing was effected on 29 April 2004, at
the end of the half year, with payment for the shares due on 5 May 2004, so that
of the debtors shown in the balance sheet 8.128 million was converted to cash
shortly after the date of the balance sheet. The other factors contributing to
growth of net asset value were issues of shares upon corporate acquisitions, and
profit.
At 30 April 2004 bank debt net of cash and the proceeds of the recent placing
stood at 45.00% of gross assets net as aforesaid (31 October 2003: 49.19%). As aresult we now have substantial financial resources and flexibility available topursue growth.
Pre tax (and post tax) profit for the half year of 776,000 included only modest sales of investment and development properties. Operational profit, at 2.082 million, well exceeded the six monthly rates of the comparative periods shown for the 18 months to 31 October 2003 and the year to 30 April 2003.
2.12TH JULY 04
LONDON (AFX) - Terrace Hill Group PLC said a joint venture formed with
Lithgows Ltd will own six brownfield sites in central Scotland, all of which aresuitable for residential development. Achadonn Ltd, the new company, will be equally owned by Terrace Hill and Port Glasgow's Lithgows.
The sites, which were acquired from the Lithgow Group, extend to 94.2 acres,
and are thought to allow for development of around 700 residential units.
The joint venture will prepare the sites by way of planning applications and
other preliminary work, for development, with a view to trading the land.
Achadonn and Terrace Hill may develop parts themselves.
If planning permission is granted the land value has been estimated at about
15 mln stg, AIM-listed Terrace Hill said."This joint venture...provides the opportunity for Achadonn to acquire other sites suitable for future redevelopment," Lithgows chairman James Lithgow said. newsdesk@afxnews.com

TRADING UPDATE
Terrace Hill has contracted to sell a block of 20 flats in Glasgow at a price of 2,325,000, an increase of 34.3% on the carrying value of the property at the start of Terrace Hill's financial year, 1 November 2003, which was 1,731,000.
Additionally 238,380 of Negative Goodwill will be released to the Profit and
Loss Account. The property was acquired by Terrace Hill in November 2001 at a
price just under 1 million.
Terrace Hill has also this month sold an office building in Slough for 1.6
million.

This looks way undervalued to me and also by the chairman by the looks of it!
He seems determined to buy up all the free float.....
Residential portfolio alone must account for the nav....

expect profit taking at anything above 185-190p
then a slow-ish run up to and THEN PAST the 200p mark

Nice to see the Directors buying at this level. Shows confidence in the company going forward.
