Workspace opens first net-zero building in London to meet SME demand

Workspace Group PLC on Wednesday unveiled Leroy House, its first fully net-zero building, in Islington, London.

The London-based flexible workspace provider said the new site responds to the increasing demand for sustainable office spaces among small and medium enterprises, noting that 11 leases were signed in the first six weeks of marketing.

The 57,000-square-foot building, originally a 1930s watchmaker’s factory, was transformed through adaptive reuse, retaining 90% of its original structure. Workspace said that the project’s embodied carbon is 40% lower than industry benchmarks, supporting the company’s commitment to environmental responsibility.

Head of Sustainability Sonal Jain said: ‘90% of our customers view sustainability as essential to their business and over 70% have set their own emissions reduction targets. This demonstrates that our approach is not only responsible but also makes good business sense.’

Workspace shares were down 0.3% at 542.40 pence each in London on Wednesday morning.
