Alpha Real Trust Ltd on Monday said it has struck a deal to buy a portfolio of five crematoria in England for £34.2 million. The Guernsey-based property-finance investor said the portfolio is leased to subsidiaries of Dignity Group Holdings Ltd for 40 year terms with a tenant option for an additional 20 years. The aggregate commencing rent is £2.5 million per year and is linked to inflation. Alpha Real Trust said it has bought the assets using existing cash reserves and a loan covering around 65% of the price. The trust has also conditionally exchanged on a sixth crematorium for £8.8 million, let on the same terms with a longstop purchase date of March 31. The company said the acquisition ‘offers the company the potential to benefit from a long-term predictable, inflation-linked income stream whilst contributing additional diversification to Alpha Real Trust’s portfolio’. ‘The company remains focused on asset-backed lending, debt investments and high return property investments in western Europe that are capable of delivering strong risk adjusted cash flows,’ it said.
