Alpha Real Trust buys five English crematoria for £34.2 million

Alpha Real Trust Ltd on Monday said it has struck a deal to buy a portfolio of five crematoria in England for £34.2 million.

The Guernsey-based property-finance investor said the portfolio is leased to subsidiaries of Dignity Group Holdings Ltd for 40 year terms with a tenant option for an additional 20 years.

The aggregate commencing rent is £2.5 million per year and is linked to inflation.

Alpha Real Trust said it has bought the assets using existing cash reserves and a loan covering around 65% of the price.

The trust has also conditionally exchanged on a sixth crematorium for £8.8 million, let on the same terms with a longstop purchase date of March 31.

The company said the acquisition ‘offers the company the potential to benefit from a long-term predictable, inflation-linked income stream whilst contributing additional diversification to Alpha Real Trust’s portfolio’.

‘The company remains focused on asset-backed lending, debt investments and high return property investments in western Europe that are capable of delivering strong risk adjusted cash flows,’ it said.

Shares in Alpha Real Trust closed down 9.8% to 174.00 pence in London on Monday afternoon. The details of the acquisition were released as the market closed.
