Henry Boot wins planning approval for residential plots in Kent

Henry Boot PLC on Wednesday said it has secured outline planning permission on appeal for 112 homes in Kent.

The Sheffield, England-based property development firm said its land promotion and planning business, Hallam Land, acquired the 23-acre site in Yalding, Maidstone, in 2018.

The site was later included in the Emerging Local Plan, and Hallam in November 2023 submitted the outline planning application in line with this plan. Hallam appealed in May 2024 on Maidstone Borough Council’s non-decision, and won the approval in December 2024.

Chief Executive Officer Tim Roberts said: ‘This planning consent paves the way for much needed homes in the South-East region and is expected to generate strong interest from national housebuilders which would translate into a significant transaction for the group this year. It also reinforces our ability to unlock valuable land for residential development across the country.’

The planning consent includes 112 homes at the site, 40% of which will be ’affordable’, new landscaping, habitat creation and green infrastructure.

Hallam will begin to market the site in the first half of 2025, and ‘expects strong interest in the opportunity’.

Hallam currently has a further 13,146 plots in planning, including six active appeals, totally around 3,000 residential plots.

Shares in Henry Boot were up 0.3% at 205.55 pence in London on Wednesday morning.
