CLS agrees ten-year letting deal at Office Connect property in Cologne

CLS Holdings PLC on Wednesday said it has let space at its Office Connect property in Cologne, Germany, to an unnamed client it calls ‘one of the world’s leading suppliers of agricultural crop protection products’.

The London-based commercial property investment company said it has let 2,165 square metres of office space to the company, spanning the second and third floors of the multi-let property at Cologne’s Airport Business, plus 27 parking spaces.

The lease will begin on October 1, 2026, with a ten-year term and index-linked rent. The agreed rent is 2.6% above the current estimated rental value.

‘We are delighted to welcome another occupier to Office Connect in Cologne,’ said Rolf Mensing, head of Germany at CLS.

‘The lease exemplifies what is key to success in the German office market: an active asset management approach; a close relationship with tenants; and the ability to offer bespoke solutions to meet business requirements.

‘CLS Germany’s strategy incorporates all these elements, and our targeted investments in the building quality and energy efficiency of our properties are proving effective.’

Office Connect, at Von-der-Wettern-Strasse 27, was bought by CLS in 2018 and has since been refurbished and repositioned. Comprised of 13,000 square metres in total, it offers ‘adaptable’ space and includes an integrated restaurant.

Shares in CLS were down 0.6% at 64.40 pence in London on Wednesday afternoon. The stock is down 28% over the past year.
