Henry Boot PLC on Wednesday said it has secured outline planning permission for 2,470 homes across two sites in Staffordshire and Hampshire. The Sheffield, England-based property development business said its land promotion and planning business, Hallam Land, has secured permission for 1,270 homes in Tamworth and a further 1,200 plots on appeal in Fareham. In Tamworth, the consent provides for 1,270 homes of which 30% are affordable, a 100-unit extra care facility, a local community centre alongside a primary school and sports pitches. Henry Boot said a biodiversity net gain of over 10% has been forecast for the surrounding area. Hallam Land is in advanced contract negotiations for the sale of the site to a ‘major housebuilder’, Henry Boot said. Hallam Land submitted an application for the Fareham site in 2020, on which Fareham Borough Council ‘failed to make a timely decision’. Hallam Land appealed in August 2024, which was recovered by the secretary of state in October 2024, with consent granted in July this year. In addition to the 1,200 homes, of which 40% are affordable, the consent will deliver an 80 bed care home, a two-form entry primary school, a community centre, and new country park. Henry Boot said it will start marketing the site for sale this month, and noted that it ‘expects strong interest’. The firm currently has active appeals on four other sites, totalling around 1,300 plots. ‘Securing planning consent for nearly 2,500 homes is a clear testament to our team’s expertise in unlocking complex sites for development. The approvals also signal renewed momentum in the planning system following the government’s reaffirmed commitment to removing planning barriers and tackling the nationwide housing shortage,’ said Chief Executive Officer Tim Roberts. ‘It is a strong indicator that well-considered schemes in the right locations will be approved, and we expect strong buyer interest as we bring them to market, enabling us to unlock the value we have secured on behalf of our shareholders.’ Shares in Henry Boot were up 1.8% at 233.00 pence in London on Wednesday morning.
