Workspace Group PLC on Thursday said it has signed a long-term partnership with creative workspace operator Qube to develop a content creator hub in east London. The London-based real estate investment trust, which provides flexible office space from around 60 locations in London and the south east of England, said Qube has agreed to take a 20-year lease for 32,000 square feet at The Old Dairy in Shoreditch, where it will build a ‘flagship’ site dedicated to music and content production. Workspace will also acquire a minority equity stake in Qube for £3 million, which will largely be reinvested into the site’s bespoke fit-out. The company said the project marks its first partnership of this kind, offering opportunities to scale the model across its wider London portfolio. Under the agreement, Workspace will contribute £3.5 million as landlord investment to deliver studios built to Qube’s premium specification. Founded in London, Qube operates four creative workspaces across the city, offering professional studios for recording, podcasting and DJing alongside co-working and office facilities. Workspace Chief Executive Officer Lawrence Hutchings said the partnership aligns with the company’s plan to capture rising demand from fast-growing small and medium-sized creative businesses. ‘Our recent market research showed that London’s SME market is growing and changing, with specialist operators like Qube catering to the specific needs of fast-growing creative and innovative industries,’ Hutchings said. He added: ‘This long-term lease at one of our flagship Shoreditch buildings, alongside a new strategic partnership with Qube, is an accelerator of our operating platform, designed to capture new demand channels while remaining disciplined on capital allocation.’ Qube Co-Founder & Chief Executive Officer Amin Hamzianpour said the collaboration represents ‘an exciting next chapter’ for the company.
