Henry Boot sells 1,270-plot Tamworth site to Persimmon

Henry Boot PLC on Tuesday said its land promotion arm has completed the sale of a large residential development site in Staffordshire to Persimmon PLC.

The Sheffield, England-based construction and property development business said Hallam Land, its land promotion and planning business, sold a 237-acre site on the edge of Tamworth with planning consent for 1,270 homes.

The disposal delivered an ungeared internal rate of return of 25% per year and represents further progress towards Hallam Land’s 2025 sales target.

Hallam Land agreed to promote the site in 2016. It secured outline planning permission in June, following duplicate applications submitted in 2018 to authorities in both North Warwickshire and Tamworth.

The consent includes 30% affordable housing, a 100-unit extra care facility, a primary school, sports pitches, a community centre and more than 10% Biodiversity Net Gain.

Henry Boot Chief Executive Officer Tim Roberts said the transaction ‘provides further momentum towards achieving our 2025 sales target’ and showcases Hallam Land’s ‘expertise in securing planning permissions for homes on large and complex sites’.

Henry Boot shares rose 0.2% to 223.42 pence in London on Tuesday afternoon. Persimmon was up 0.7% at 1,294.50 pence.
